Revisiting the approach to Fire Safety in Social Housing

Fire Safety is of the utmost importance, and housing fires are preventable more often than not. Despite this, fires in UK housing are no thing of the past – with the Grenfell Tower fire affecting the national consciousness perhaps more than any other. 

Despite this, in 2021, four years after the Grenfell Tower Fire, Housing, Management & Maintenance discovered a range of potentially lethal lackings in fire safety were ever present. 

In 2023, Housing, Management & Maintenance conducts a further study to see if the industry has made progress in the last two years, if fire safety measures have improved, if housing professionals feel equipped to carry out the standards required, and if not, what is preventing them from doing so.

The Decarbonisation Of Social Housing
March 2023

The UK’s housing stock is arguably the oldest and most inefficient in Europe. However, 80% of the housing we will need by 2050 already exists. This means that a retrofit revolution must be undertaken if the 2050 net zero carbon target is to be hit, and many housing professionals have been left scratching their heads. 

In the social and private rent sector, margins are already squeezed hard, and many professionals are not sure how they will benefit from upgrading their stock. In recent research carried out by Housing Management & Maintenance, we looked to find out exactly how big this challenge was for them, the barriers and benefits they see, and their awareness of both their own stock and its performance, and their available resources. 

Our survey of 82 housing professionals (covering an average of 1410 units managed), shows some positives on current progress, considering the high average age of stock. However it also shows that residents are enduring antiquated efficiency measures that need urgently addressing.

Revisiting Fire Safety
July 2022

Last year, Housing, Management & Maintenance magazine conducted a research initiative of its readers to find out the most common causes of fire risk in their housing stock, and the barriers they have faced in addressing them.

This study revealed a significant level of risk among our reader’s properties – with respondents reporting lengthy delays in addressing potentially lethal fire risk assessments, a shocking number who had been put in a position where it would be uncomfortable to report safety issues to a superior, and some respondents losing trust in product manufacturers post-Grenfell.

This research study found out if – a year on – our readership believe the sector has improved when it comes to fire safety, and how recent legislative changes have impacted their businesses.

Meeting the Needs of an Ageing Population

According to the Office for National Statistics (ONS), by 2041, one in four people in England will be 65 or older, and by the same year, the number of English citizens aged 85 or over will double to 3.2 million.

Delivering better fire safety

Despite disasters such as the Lakanal House fire in 2009, the Grenfell Tower fire in 2017, the widespread condemnation of poor practices that have followed each of these, or the promises that such horrors will never again be allowed to happen, fires in housing continue to occur, and continue to prove deadly.

Housing, Management and Maintenance’s research of housing professionals has shown that there are still huge risks present in the industry, and this research study aims to explore what landlords and housing professionals believe makes a product ‘better’, how they believe fire risk can be best reduced, what brings the greatest risk of fire to their properties, why they believe these risks remain, and the fire safety products they are most trusting of.
