Detailed plans revealed for new homes in Milford-on-Sea 

Pennyfarthing Homes, the award-winning Hampshire-based housebuilder, has submitted a reserved matters planning application to New Forest District Council for its Swallow Field development off Manor Road in Milford-on-Sea.

Building on the outline planning permission, which agreed the principle of development of up to 170 homes on this allocated site, the application details the design, layout, landscaping, and architecture of the new scheme.

The development promises to deliver a carefully designed, high-quality neighbourhood that meets local housing needs while respecting the village’s unique charm and beauty.  Of the 170 homes proposed, 85 will be designated as affordable tenures, including homes for Affordable and Social Rent, Shared Ownership, and under the First Homes scheme, providing crucial opportunities for local first-time buyers and families to stay within the community.

Set in an attractive location on the northern edge of the village, the plans include a strong emphasis on landscaping to create an environmentally sensitive and welcoming place to live. A generous amount of public open space is incorporated throughout, including a large new public recreational area to the north, pocket parks, a central village green and new public open spaces around the perimeter. Footpaths will run through the development and connect to the wider area, including to a nearby bus stop and school on Lymington Road.

The landscape strategy includes retaining mature trees, extensive tree and hedge planting, and natural play areas with wildflower meadows. These elements will boost biodiversity and create a setting that blends harmoniously with the surrounding countryside.

The architecture of the new homes will reflect traditional local styles, drawing on Pennyfarthing Homes’ popular ‘New Forest’ house type range. All houses will be two-storey and include a mix of one- to five-bedroom properties. Low-rise apartments, at key focal points, will reach up to 2.5 storeys with dormer windows that add character and visual interest.

Exterior finishes will include red brick, render, tile-hung detailing, and pitched tile roofs, with features such as lean-to porches, dormer windows, and dark boarding to echo traditional styles in the area. Variations in house types across the site will ensure visual richness while maintaining a distinctive appearance.

With three access points planned along Manor Road, the development has been carefully designed to support accessibility and safe movement throughout the site. The layout also incorporates cycle storage, EV charging infrastructure, and sustainable design features, aligning with Pennyfarthing’s wider commitment to building greener, future-ready communities.
