Vistry secures planning approval for 263 new mixed-tenure homes at Capstone in Chatham
Vistry, the UK’s leading provider of mixed-tenure homes, has been granted planning consent by Medway Council for the latest phase of the Capstone development near Chatham, Kent, enabling the delivery of 263 new homes.
Capstone is a major consortium development being delivered in partnership with Taylor Wimpey, which will ultimately provide around 800 homes, a new school, extensive open space, allotments and a commercial building. Of these, Vistry will deliver 355 homes while Taylor Wimpey will deliver 445 homes, 91 of which are already under construction in their first phase.
The newly consented phase – officially Phase 3 of the overall masterplan – will be Vistry’s first at the development. This mixed-tenure phase includes 27% (72 homes) allocated as affordable housing, of which 26% will be shared ownership and 74% for affordable rent, with the remaining private homes to be delivered under Vistry’s Bovis Homes brand. With construction expected to start early in the new year, the phase also incorporates community facilities including allotments, a play area and a retail building, as well as landscaped open space around the site’s periphery.
Planning applications for the final two phases of Capstone, which will deliver 212 homes, are due to be submitted by Vistry and Taylor Wimpey early next year, with a decision expected by summer 2026.
