The joint venture partnership between Vistry Group, the UK’s leading provider of mixed-tenure homes, and Kier Property – who (as part of the Kier Group) invest in and develop mixed-use urban regeneration sites across the UK – has secured full planning permission for 343 mixed-tenure homes at Holme Meadows in South Wokingham.
Plans have been approved for the initial phase of the project, which will deliver 343 mixed-tenure homes in one of Berkshire’s most significant strategic growth locations, with a further 298 plots identified for delivery in future phases. 65% of the homes will be for private sale and 35% will be affordable housing, supporting the long-term vision for balanced and sustainable communities.
With planning now granted, construction is scheduled to begin this autumn and first completions are expected in summer 2026. Homes will be designed to meet local demand, combining quality, sustainability, and a strong sense of place across both private and affordable tenures.
Located within the wider South Wokingham strategic development location, the site forms part of Wokingham Borough Council’s vision for over 1,400 new homes, alongside vital infrastructure, green spaces, and community amenities. The development benefits from a sought-after location with strong transport links and access to planned schools, public open spaces, and other facilities.
Trevor Wicks, Managing Director at Vistry Thames Valley, said:
“After the recent land acquisition for the first phase of our development at Holme Meadows, we are excited to have secured planning permission so swiftly for the 343 new homes, enabling us to begin construction this autumn. This is a major milestone in our joint venture with Kier Property which will bring forward high-quality, mixed-tenure homes that reflect our commitment to sustainable placemaking and meeting local housing needs, as well as supporting the council’s vision for South Wokingham.”
Leigh Thomas, Group Managing Director at Kier Property, commented:
“We are pleased to have achieved full planning consent for the first phase at Holme Meadows, marking an important step forward for our joint venture with Vistry. This development will play a key role in delivering much-needed new homes in South Wokingham, creating a vibrant and sustainable community supported by high-quality infrastructure and green spaces. Together with Vistry, we are committed to bringing forward a scheme that not only meets local housing demand but also contributes positively to the long-term growth and prosperity of the area.”
