untypical strengthens Western region footprint with major land deals in Somerset and Devon

Housebuilding group untypical is accelerating its growth across the Western region after securing new land deals in Somerset and Devon that will deliver more than 400 new homes through its Tilia Homes brand.

In Somerset, untypical has secured a number of sites that will deliver 338 new homes, with construction scheduled to commence across the developments during 2026. One of the sites, located in Nether Stowey, West Somerset, will provide 58 homes, of which 23 will be affordable, meaning around 40% of the development will be delivered in partnership with a local housing provider.

Further strengthening the group’s Western region portfolio, untypical has also completed a land deal in Devon for a new development in Bovey Tracey, where work has now begun. Acquired with full planning consent, the site will deliver 66 homes, including three custom-build plots and 20 affordable properties.

The Bovey Tracey scheme will provide a mix of one- to five-bedroom homes built using timber-frame construction and designed with sustainability in mind. The homes will be equipped with air source heat pumps and electric vehicle charging points, while a range of biodiversity measures – including bird and bat boxes, and hedgehog highways – will be introduced to enhance and protect local wildlife.

Philip Taverner at Kitchener Land and Planning, who helped broker the deal said: “After a lengthy planning journey for this allocated site and subsequent aborted sale to another party, it was a pleasure to work collaboratively with untypical to overcome the remaining challenges and deliver a successful completion.”

These acquisitions reinforce untypical’s commitment to growing in areas of strong housing demand and delivering a diverse range of homes with a particular emphasis on affordability and sustainability.
