Prime residential development opportunity in Northumberland brought to market by Avison Young

Global commercial real estate advisor Avison Young has been appointed to bring phase two of Cottingwood, a residential development opportunity in Morpeth, Northumberland, to market on behalf of Homes England.

The site is located approximately one mile north of Morpeth town centre and extends to 8.43 acres, with an indicative capacity for around 51 new homes. The opportunity forms part of the wider Cottingwood estate, offering potential for further residential development in the future.

Following previous completion of advanced infrastructure works, the land already has outline planning obtained and is fully serviced. The land is available on a conditional freehold basis to low medium volume housebuilders, subject to the submission and approval of reserved matters and funding arrangements.

The arrival of the site to market presents a significant opportunity for a developer to deliver a high-quality, well-connected residential scheme within one of Northumberland’s most sought-after market towns.

Benefiting from existing infrastructure, proximity to local amenities, and strong transport links to Newcastle and the wider North East region, the site is ideally positioned to meet growing demand for new housing in the area.
Mark McKelvey, Director at Avison Young, said:
“We’re delighted to be bringing the next phase of Cottingwood to market on behalf of Homes England. It’s a rare opportunity for developers to deliver much-needed new housing in one of the North East’s most desirable locations.
“With existing infrastructure already in place and outline consent secured, the site offers a clear route to delivery and a chance to create a high-quality residential community close to the heart of Morpeth.
“We welcome enquiries from developers who share the vision of creating sustainable, attractive homes that complement the wider Cottingwood estate.”
Samantha Curtis, Development Manager at Homes England, added:
“Cottingwood represents an excellent opportunity for housebuilders to play a key role in meeting local housing needs while contributing to the long-term growth of Morpeth. This phase will help bring forward a well-planned extension to the town, supporting both existing and future communities.
“We’re pleased to be working with Avison Young to bring the site to market and to continue driving the delivery of quality homes across Northumberland.”
Invitations to tender are now open until 1pm on Monday 15th December 2025.
