Plans in for demolition and redevelopment of derelict Park pub as Watson paves way for 35 new affordable homes in Wythenshawe

Plans have been submitted for the demolition and redevelopment of the former Park pub in Wythenshawe, paving the way for a new residential community on Moorcroft Road.

A new chapter for a long-vacant site
Developer and regeneration specialist Watson has submitted plans for 35 affordable apartments on the brownfield plot, helping to increase the supply of high-quality, energy-efficient homes in the area. The proposals include a mix of one- and two-bedroom apartments, designed to meet local housing need and offer modern, accessible places to live.
The proposed building steps from four storeys at the corner of Moorcroft Road and Sledmoor Road down to two storeys alongside existing homes, to ensure a seamless fit within the current neighbourhood. A red brick façade and contemporary detailing take cues from the surrounding area, while giving the development its own distinctive identity.
Supporting sustainable, well-connected living
The site is well connected to public transport, local shops, schools and community facilities, making it an ideal setting for new housing. The plans incorporate energy-efficient features such as air source heat pumps and heat recovery systems, on-site parking, and secure cycle storage, supporting both sustainable travel and lower-carbon living.
Once complete, the development will deliver much-needed homes and help renew a neglected site, reflecting Watson’s ambition to create high-quality, carefully considered housing that supports both local needs and long-term regeneration across Greater Manchester.
