Planning permission granted for new Sawbridgeworth site by David Wilson Homes

Last week housebuilder David Wilson Homes secured planning permission for a new residential development off Cambridge Road, in Sawbridgeworth. The planning approval for the first 85 homes now paves the way for works to begin in 2026.

The development, located to the north east of the market town, will be brought forward in phases, with detailed planning approval now granted for the first phase of 85 homes – and a total of 184 homes under the hybrid planning permission. Construction is expected to start in Spring 2026, with the first residents expected to be able to move in in early 2027.

The 13-acre scheme will provide a mix of one and two-bedroom apartments and two to four-bedroom houses. Forty per cent of the new homes will be affordable, offering a tenure mix of shared ownership and affordable rent. The land is allocated for residential development in the East Herts Local Plan – and will contribute towards much needed housing in the area.

All homes at the development will be built to the Future Homes Standard, meaning they will be designed to be highly energy efficient and will produce lower carbon emissions. Each property will include an air source heat pump and EV charging point, supported by a fabric-first approach such as enhanced insulation and improved airtightness to keep homes warmer in winter and cooler in summer. For residents, this will mean reduced energy use, lower household bills, and consistently comfortable homes year-round.

Alongside new homes, the development will provide two play areas, including a central green space. Three existing footpaths that currently cross the site will also be retained for public use and a cycle path will be upgraded, connecting residents to the centre of Sawbridgeworth.

As part of the £5.5m Section 106 agreement, contributions will be made towards local infrastructure improvements, including education, social care, healthcare and leisure facilities such as the local swimming pool and sports hall.
