Patrick joins Bellway as Strategic Land and Planning Manager for Manchester region

Patrick Swallow has joined Bellway as Strategic Land and Planning Manager for the Manchester region.

He joined Bellway in May, have previously spent three-and-a-half years in the industry, working across both planning and land teams, and is based at the Manchester division’s regional head office in Warrington.

Patrick said: “Experience in both land and planning has proved invaluable in helping me settle quickly into my new position and develop a clear understanding of the complex process of land acquisition through to planning determination.

“In my current role, I am focused on identifying and securing new strategic land opportunities to strengthen the divisional pipeline. While Bellway’s strategic land function is headquartered in Newcastle, my role is one of a small number based within a regional office, allowing me to maintain a strong on-the-ground presence.
“The position extends beyond acquisition – I am also responsible for promoting sites through the planning process, including managing applications and supporting them through to determination. This broader involvement provides a continuity, ensuring that the sites I help to secure are progressed and ultimately brought forward for delivery.”

Patrick comes from Macclesfield and started his career in land and planning in nearby Congleton after completing a degree in Marketing and Management and a Master’s in Planning, both at Newcastle University.

He said: “I was always interested in housing and architecture and my university experience gave me a combination of people-based and technical subject knowledge which has been a good background for my career.

“When this job came up, I knew Manchester was booming and it was a great opportunity to work for a big plc and national housebuilder. I’ve settled in well. It’s a good office environment and everyone is really welcoming.”
