Newland Homes secures further development opportunity

Newland Homes has secured an opportunity to redevelop a seven-acre brownfield site in the heart of Stroud. The Daniels Industrial Estate is located between the Bath Road and Dudbridge Road, and is currently owned and managed by Industrial Sales Ltd.

Over the coming months, the Gloucester-based housebuilder will prepare a residential-led scheme to redevelop the site. There will be a period of public consultation before a planning application is submitted, likely to be in early 2021.

Andrew Billings, Land Director at Newland Homes, commented: “This parcel of land is crying out for redevelopment and investment, and as such has been the subject of much interest for a long time.”

The main buildings on the site are dilapidated and of poor quality and there are areas of contamination from years of heavy engineering. Working with the landowner and Stroud District Council, Newland Homes intends to bring the site into the 21st century with the provision of low carbon homes and the retention of quality, flexible office workspace.

Andrew continues: “New homes in this sustainable location will also reduce the development pressure on greenfield sites outside of the town and provide homes close to essential services, such as shops and public transport.”

Philip Pratt, Partner at Alder King Property Consultants in Gloucester, acted for the landowner. He comments: “Newland Homes has a proven track record of delivering complex development on brownfield sites and we are pleased to have them onboard. The redevelopment of this site will safeguard the existing offices and employment and provide much needed quality housing within the town.”
