A fast-growing housing developer has been named as the approved partner for a transformational affordable homes regeneration project in Birmingham.
Keon Homes, which is already successfully delivering phase 3 of Port Loop in the citycentre, will work with Midland Heart again to build a 95-strong mix of apartments (1 and 2 beds) and homes (2, 3 and 4 beds) on the former Tower Ballroom site facing Edgbaston Reservoir.
The Burntwood-based company completed a competitive tender run by Birmingham CityCouncil, impressing with its vision to create considerable public realm improvements with large open swathes of public open spaces, footpaths and seating areas.
Plans have also been lodged to refurbish the Grade II listed Reservoir Lodge into a new Tara Group Hub, which could house communal areas and meeting spaces that support local charities and community groups.
Matt Beckley, Partnership Director of Keon Homes, commented:
“The Tower Ballroom is an iconic location in Birmingham, and we are delighted that we have been chosen to bring it back to life – providing much needed affordable housing and, importantly, a fantastic public space on the edge of the city.
“The mix of apartments and homes have been selected to make the most of the available space, whilst placing views of the reservoirs at the centre of the scheme – both for people living there and those spending time in the newly landscaped gardens we’ll be creating.”
He continued:
“We’ll be delivering high quality, energy efficient properties on behalf of Midland Heart, a housing association we already have a proven track record with following work at nearby Port Loop and at Holyhead Road in Coventry.”
Keon Homes has already taken part in several bid evaluation workshops to support the initial planning application, which will be submitted and consulted on with local stakeholders early next year.
With a quick decision expected, the company wants to begin construction work at the start of 2027, leveraging a predominantly Midlands-based supply chain of contractors. It is also hoping to use the scheme to continue its support of the next generation of construction professional by creating several new apprenticeship and graduate positions in the process.
Matt went on to add:
“The development sits on the edge of the second largest body of water in the city of Birmingham, a fact many people don’t realise.
“It is ideally located near to prime commercial and employment opportunities and, with five railway stations within a two-mile walk, gives residents the chance to enjoy riverside living whilst still being connected to leisure, entertainment and commercial destinations.
“Tower Ballroom is about creating a new community that delivers affordable homes, fantastic outdoor spaces and gives local people the chance to unlock all the benefits that arise from living by water yet within easy access to a vibrant city centre.”
