Housebuilding group untypical has completed the purchase of a key development site from land promoter Colecar Strategic Land, marking another major step in its expanding footprint across Bedfordshire.

A Reserved Matters planning application has now been submitted by untypical’s housebuilding brand, Tilia Homes, for 103 new homes – including 30 affordable properties. The scheme, subject to planning, will comprise a mix of 2 to 5-bedroom terraced, semi-detached and detached homes.

The site is ideally positioned for commuters, located close to Arlesey station with direct train services to London King’s Cross in under 40 minutes. Construction is expected to begin in Spring 2026, subject to planning approval.
