Edenstone celebrates creating new communities

A SOUTH Wales homebuilder is celebrating after completing two popular developments.

Edenstone is proud of its Welsh roots and being able to provide much-needed homes and community facilities people want and need.

The Magor-headquartered business recently sold the final homes at Beaufort Park in Lisvane and The Meadows, Langland, near Swansea.

Edenstone sales director Richard Morris said: “We’re on course for a double sell-out at two very different developments, all of which demonstrate Edenstone’s flexible approach to designing and delivering new homes. We tailor our plans to fit the location and the housing need in the area. For example, Beaufort Park was decades in the making. Various others had stalled in their attempts to develop the site and we’ve been able to progress the scheme from planning application to completion in just four years.

“Over at The Meadows in Langland there was an almost equal split between private sale and affordable housing. We also gave locals priority to purchase and flipped some of our designs upside down to make the most of the coastal views.”

Outline planning for new homes at what is now Beaufort Park in the desirable Lisvane area was originally secured in 1994. Development plans stalled at various points before Edenstone stepped in. The company’s plans were approved in May 2021 and in spring 2023 the first residents began moving into the million-pound-plus properties.

By early 2025 the final home had been sold.

Edenstone has invested £64,117 (plus indexing) in the local area linked to the Beaufort Park development with a contribution to public open space provision. This follows almost £200,000 being invested in the neighbourhood to upgrade public transport facilities and improve footpaths via section 106 contributions linked to the Beaufort Gardens scheme.

A defibrillator has also been donated to the village’s community centre.

At The Meadows in Langland almost 300 people registered interest in just 15 private sale homes, which launched in February 2023.

Part of the development was subsequently replanned to flip the designs, so that living space was on the first floor and bedrooms at ground level to make the most of the outstanding coastal views.

Edenstone also built 16 affordable homes on behalf of Beacon Cymru– half of which were available for intermediate tenure and the others for social rent.

Linked to the new homes in Langland, Edenstone invested more than £75,000 in the local community. This included £55,000-plus towards improvement works, maintenance and mitigation against coastal erosion to the Wales Coastal Path. Funding was also allocated to road crossing improvements at Worcester Drive and associated bus travel infrastructure, as well as dedicated land for a new footpath.

Work is ongoing at Parc Ceirw Garden Village in Morriston, where a 35-acre site is being transformed into a mixed tenure 280-home development.

Edenstone recently secured planning across two sites in Monmouthshire, one in Raglan and the other in Monmouth.

The homebuilder is also actively looking for land with development potential along the M4 corridor. Independently owned, the business takes a flexible approach to the types of sites it develops and will work with landowners to navigate the planning process to deliver new homes and tackle the housing shortage.
