Cameron Homes Receives the Green Light for 44 Houses in Shropshire Village of Hadnall

Cameron Homes has received a resolution to grant planning permission for 44 new houses to be delivered on a 2.1Ha site located east of Shrewsbury Road, within the village of Hadnall, Shropshire.

The new development will be accessed from the A49 Shrewsbury Road, which is the primary route connecting Hadnall to Shrewsbury – six miles away – and the surrounding areas. The semi-rural village has a population less than 1,000, but benefits from a post office and convenience store, village hall, The Salopian Brewery, restaurants and a primary school. Cameron Homes’ site had been allocated for residential development in the Draft Shropshire Local Plan.

The approval by Shropshire Council’s Northern Planning Committee is subject to finalisation of the S106 agreement relating to the new development. There is also a ‘Grampian Condition’ stating occupation of the new homes cannot be before 31st December 2027, allowing Severn Trent the time to upgrade the sewerage works within the village.

Hadnall village comprises of a mix of bungalows and two storey houses. The development land is in a mixed residential/rural area, with fields to the east and south. The site boundary is defined by an established hedgerow running along the periphery. Mature trees bordering the site will be retained and the biodiversity of the land will be enhanced.

 

The 44 new homes will comprise two-, three- and four-bedroom houses, together with bungalows that are specifically designed to be suitable for the elderly. Four of the homes have been designated for affordable housing.

The scheme has been designed for the Staffordshire-headquartered five-star HBF housebuilder by White Ridge Architecture. The house exteriors will be traditionally styled with red/buff brick and render, bay windows, and red/grey roof tiles to complement the local vernacular. There will be two – on plot – car spaces for each home to alleviate the need for on street parking.

The latest green energy features will be incorporated into this scheme, with a very high EPC rating targeted. Specification highlights will include Smart Hive thermostats, electric vehicle car chargers, and solar PV panels.

An area of public open space will be created along the southern eastern corner of the site, creating a green corridor, complemented by extensive planting and a SUDS pond. The development will also incorporate a new footpath link, providing a pleasant walkway.

Established in 1994, Cameron Homes is currently delivering over 200 homes across 11 live developments and has a pipeline of future sites expected to deliver circa 1,000 new homes.
