Building work underway at £20m later living scheme

Caddick Construction has commenced building work to deliver Ashfield Mills, a brand new apartment development in Bradford on behalf of Anchor, adding to the contractor’s growing portfolio in the later living sector.

The £20.7m project will see Caddick deliver 75 apartments on behalf of England’s largest not-for-profit provider of housing and care for people in later life. Known as Ashfield Mills, the scheme will include a range of communal amenities, car parking and landscaped areas

With building work now underway, Caddick Construction is ramping up site activity. This will include a range of initiatives to positively impact the local community, including local good causes and training and employment opportunities. Building work is scheduled to complete in 2027.

Caddick was appointed to the project on Ashfield Road in Idle via the NEPO Construction Works framework, which provided Anchor with an efficient procurement route to deliver high-quality homes in the city.

Ashfield Mills builds on Caddick’s presence in Bradford following the delivery of One City Park on behalf of development partners, Muse and Bradford Council. As the first Grade A office development to be built in the city in 20 years, the 56,403 sq. ft building comprises five floors of sustainable, flexible office space and a roof terrace.

Steve Ford, Regional Managing Director, Caddick Construction North East & Yorkshire commented:

“We’re proud to have been appointed to deliver Anchor’s latest later living complex and for work to be progressing on site. This new development will offer residents independent living with the peace of mind that comes from a supportive community environment. Building on our experience in the later living sector, we will work in collaboration with our partners and supply chain to successfully bring this development to life.”

Victoria Mager, Director of Development Delivery, added:

“This scheme represents an important investment in high‑quality homes for older people in Bradford. Our ambition is to create welcoming, modern places that help residents stay connected and live well for longer. Working with Caddick, we’re looking forward to delivering a development that supports both individual independence and a strong sense of community.”

Jane Turner, Construction Lead at North East Procurement Organisation (NEPO), said:

“We are delighted that Anchor has successfully appointed Caddick Construction through NEPO207 Construction Works Framework to deliver the Ashfield Mills development. The framework is designed to give member authorities and associates, such as Anchor, a compliant, efficient route to market while ensuring robust quality, social value and value for money is achieved. We look forward to seeing the project progress and to continuing to support Contracting Authorities and our framework contractors.”
