Brand new homes for Edmonton Residents

NEAT Developments and Enfield Council are delivering 135 new homes at Upton and Raynham Roads in Edmonton with enabling works having started in March 2025.

The new all affordable scheme will deliver much needed homes at council rents, with a majority being family sized. Pre-contract works have started and on 18th March, the Planning Committee unanimously voted to approve the revised scheme and even commented it was “an improvement” on the original. The main contractor is expected to start on site in the autumn, with completed homes for residents to move into in 2028.

The Upton & Raynham scheme first received planning consent in March 2022 but in line with all residential schemes in the country it has been subject to rampant build cost inflation with a first construction tender proving unviable. New building fire safety regulations also required a fundamental review of heights and design. Enfield Council engaged NEAT Developments to apply a commercial assessment of the scheme in order to bring costs closer to the budget and manage the project through optimization, design development and planning through a s73 Application.

42 homes intended for sale and 27 units intended for shared ownership were changed to affordable rent; building heights were reduced; new fire safety compliant entrances were designed; and some £6m in savings were identified.

In addition to the new homes, the scheme has facilitated new heating from the Energetik network, and fire safety improvements to be delivered to the existing Scott House.
