The site abuts the built-up area of the village and is well-located to help meet local housing demand. The design proposals for the 1.7-Ha (4.2-acre) site – which lies southeast of Salisbury – comprise a range of 15 open market executive houses and bungalows, three two- and three-bedroom houses to be sold as First Homes, and seven affordable dwellings to be delivered to Bargate’s parent company VIVID.
The multi-award-winning housebuilder has worked with KSA Architects on the detailed design for the scheme. A large portion of the site is designated for the creation of a play area, attenuation basin and nearly two acres of public parkland.
The new homes will be constructed to an Energy Performance Certificate rating of a A, in line with Bargate’s comprehensive Environmental Social and Governance strategy and sustainability commitments.

“Our proposed designs reflect how special this site is, which benefits from a sustainable and accessible location between Salisbury and Romsey, with glorious countryside views and footpaths leading through to the New Forest. While the 25 homes will be constructed to the highest energy performance standards, traditional elevation details for the red brick homes are set to include bay windows and scalloped tile hanging, to complement and add to the appeal of the village, parts of which date back to the 12th Century.“We will continue to work with Council officers, elected members and stakeholders as this planning application progresses.”
All homes would feature green technologies as standard, such as solar PV panels, air source heat pumps, exemplary levels of insulation and EV charging points. The proposed material palette for the homes has been inspired by the local built form, but also cues from nature. The site’s mature trees will be conserved and integrated into the development layout, providing natural screening and enhancing biodiversity. A focal public open space will be established, incorporating a play area, wildflower planting, and sustainable drainage features (SuDS) to enhance ecology and manage surface water.
Parking for each new home will be allocated on-plot, within parking bays or garages. The considered development layout limits the prominence of cars within the streetscape, with visitor parking discretely provided on-street and in small groups. An extensive footpath network from the Romsey Road site takes walkers northwards to West Dean, or southwards to the forest trails and attractions of the New Forest.
Whiteparish benefits from a range of local amenities including a village store, florist, The King’s Head pub, the 12th Century All Saints Church, All Saints Primary School, a village recreation ground, Post Office and GP Surgery. The secondary school serving the village is the Trafalgar School in Downton.
A bus stop is conveniently located opposite the entrance to the development site, with regular services to nearby villages, and onwards to Salisbury and Romsey. Dean train station offers regional services and connections to London and Bristol. The A36 and M27 enable efficient travel by road.
