Hampshire-based Bargate Homes has been granted outline planning permission for a residential development in Medstead, Hampshire, by East Hampshire District Council’s (EHDC) planning committee. The plans for the 3.28-hectare site will deliver up to 62 energy-efficient homes, alongside public open spaces and landscape enhancements.
Located on Beechlands Road, the development will include a mix of one-, two-, three-, and four-bedroom homes, including some bungalows, with 40% designated as affordable housing, delivered in partnership with VIVID. The site is accessible to local amenities in Medstead and Four Marks and benefits from pedestrian and cycle links to the wider area.
The housing scheme is designed to respond to the local housing need, offering energy-efficient new homes that support first-time buyers, families, and downsizers. The development will incorporate sustainable principles, prioritising active travel, biodiversity net gain, and the creation of public open spaces.

The proposals include a comprehensive landscape strategy, retaining and enhancing existing trees and hedgerows, where possible while introducing new planting and ecological features such as wildlife corridors, bee bricks, bird boxes, and hedgehog-friendly fencing.
Medstead is well-served by local amenities, including shops, schools, and community facilities. The site is located within easy reach of Winchester, Alton, and Farnham, with excellent road and rail links, including access to the A31, which links to the M3 and wider motorway network, and national rail services from Alton station.
Following completion of the Section 106 legal agreement, a Reserved Matters planning application will be prepared by Bargate Homes for submission to the Council to include the detailed elements of the scheme in due course.
