£36 million land deal to create new community

A joint venture between Wainhomes Severn Valley and South Gloucestershire Council will deliver up to 327 new homes in the south of the county.

The £36 million collaboration is designed not only to build much needed homes but a new community on the 55 acre site at Harry Stoke – seven miles north east of Bristol.south

The project will support the creation of a new school, extensive play and recreation areas and country space for public use as well as a range of homes for affordable rent, shared ownership and purchase.

In the first phase of development Wainhomes Severn Valley will build 150 properties – 116 for private sale and through a registered housing provider, a further nine for shared ownership and 25 for affordable rent.

Site preparation will begin in the summer and building will follow after a 12 month earth works programme. The first homes are expected to be completed early in 2022.

The four year project will provide an economic uplift for the area too, with the council benefitting from £2.2 million, paid by the developer towards community projects as part of the planning regulations and a new home bonus from the government of around £2.6 million.

In addition, over 500 jobs will be sustained or created over the lifetime of construction and almost £5 million in household spending generated – according to statistics compiled by the Home Builders’ Federation*.

Developments for which Wainhomes Severn Valley – based on the Almondsbury Business Park in Bristol – has planning permission in place, include: The Lilies at Tadpole Garden Village, north of Swindon – 146 homes; Blenheim Heights, Charlton Hayes, north of Bristol – 98 homes; Saxon Meadows, South Cerney, in the Cotswolds – 92 homes; Woodshaw Gardens, Royal Wootton Bassett – 38 homes and Patterdown, Chippenham – 72 homes.

Projects awaiting detailed planning approval are developments at Cam, Twigworth and Woolavington, which would deliver a further 339 properties.

In addition to the Severn Valley, Wainhomes operates in the North West and South West of England. It also has a specialist division – HIMOR – focusing on complicated brown field sites and property investments that have long term redevelopment potential.

In the year ending June 2019, the company successfully completed nearly 1,000 new home sales – a record year.
