Housebuilders Story Homes and Taylor Wimpey have exchanged contracts with Peel Land Group to purchase land at Hazelhurst Farm in Worsley, paving the way for a significant new residential development
Subject to planning approval, the scheme will deliver a total of 330 high-quality family homes, with Story Homes building 155 properties and Taylor Wimpey delivering 175. Both developers are committed to providing 50% affordable housing as part of the plans, with 20% being delivered at Hazelhurst Farm and the remainder via an off-site affordable housing contribution.
A planning application is currently being drafted for this exciting new project and will be submitted to Salford City Council in the coming weeks.
Story Homes and Taylor Wimpey will offer a range of one to six-bedroom homes, designed to meet the needs of modern families at all stages of life. The wider development will bring substantial benefits to the local community, including approximately five hectares of new open space and landscaping, Biodiversity Net Gain (BNG), land for a new primary school, and essential highways improvements.
In line with the Section 106* agreement for the scheme, the housebuilders will contribute over £15.3 million towards local infrastructure and amenities, including off-site affordable housing, education, sports, highways, allotments, and other community facilities. This investment will support local services, ensuring the development delivers long-term benefits for the area.
Adam Galleymore, Operations Director at Story Homes North West, said:
“We’re delighted to have secured land at Hazelhurst Farm in partnership with Taylor Wimpey. This development represents a significant investment in the local area and will deliver much-needed homes alongside substantial community benefits.
“From open spaces and biodiversity enhancements to contributions for education and local facilities, our aim is to create a sustainable, well-connected community that meets the needs of residents now and in the future.”
Edward Ramsden, Land Director at Taylor Wimpey Manchester, added:
“We have an excellent track record in the Greater Manchester area for delivering high-quality homes and contributing to the communities in which we build. Hazelhurst Farm is an exciting scheme that allows us to continue to develop our presence within Greater Manchester while ensuring the development delivers real value to the Worsley community.
“With land allocated for a new primary school, improved infrastructure, and extensive green space, this project will provide a fantastic place for families to live and thrive. We look forward to working collaboratively with Story Homes to bring this new development to fruition.”
Stephen Wild, Managing Director of Peel Land, said:
“This is an important step in bringing forward a development that delivers much needed homes in Worsley, including a significant investment in affordable housing. Working with Story Homes and Taylor Wimpey allows us to deliver a balanced scheme that combines high-quality homes with green space, infrastructure, and community facilities. This is the result of many years of close working with Salford City Council and local partners and reflects our commitment to creating places that meet local needs and continue to deliver value for the area for years to come.”
Peel Land Group was advised throughout the transaction by Roger Hannah, whose expertise helped facilitate the agreement.
In addition to addressing local housing need, the scheme is expected to bring economic benefits to Worsley and the surrounding areas, including the creation of construction jobs, use of local subcontractors, and increased demand for local services once the homes are occupied.
