Northstone Acquires Residential Site in South Heywood

Northstone has completed the unconditional purchase of a residential development site in South Heywood, located north of Queen Elizabeth II way in Rochdale, marking a significant addition to its growing North West portfolio.

The acquisition comprises land for up to 190 homes, with reserved matters details due to be submitted this Autumn. The disposal was led by Russell LDP for their landowner client partners The Casey Group and the Trustees of the Wilton Estate, with CBRE and Savills jointly advising on disposal.

The site benefits from outline planning permission and forms part of a wider hybrid planning consent for a transformational mixed-use scheme in South Heywood, which has been led by Russell LDP as developer and land promoter. The ambitious development will ultimately deliver up to 1,000 new homes alongside employment space, a local centre, a new primary school, extensive open space and sports pitches.

The homes will be designed with sustainability at their core, in line with Northstone’s commitment to energy-efficient living and strong sustainable design principles, which align seamlessly with the development’s approved Design Code. The site occupies a highly desirable location in Heywood, just seven miles from Manchester city centre with excellent connectivity to central Rochdale, Oldham, and Bolton.

Positioned immediately off Junction 19 of the M62, the development benefits from direct access via the newly constructed link road, which opened in 2022, providing seamless connection to the extensive North West motorway network. South Heywood represents one of the most sought-after residential locations in the borough; and with Atom Valley’s Northern Gateway development project neighbouring the Site, and providing Greater Manchester’s biggest and  most significant employment development, this will provide transformational job growth opportunities for future residents.
