Housebuilder Strata has secured planning permission for 248 new homes on a vacant brownfield site at Merrington Lane, Spennymoor, County Durham. The development will address local housing needs, create new community facilities, and bring significant investment into the area.
The site, formerly used as an Electrolux Factory, was allocated for housing in the local plan, with outline consent previously secured by Homes England. Working in partnership with Homes England, Strata will deliver the new homes alongside contributions to highways improvements, education provision, and sustainable travel.
The scheme will provide a mix of two, three, four, and five-bedroom dwellings, designed to support family living and opportunities for first-time buyers. The final balance of open-market and affordable homes is still to be confirmed.
In line with Strata’s sustainability strategy, a proportion of the homes will be delivered using timber-frame construction, reducing the carbon footprint of the build and supporting modern methods of construction (MMC).
The development will also deliver new areas of public open space, accessible to both new and existing residents, while construction is expected to generate local jobs and apprenticeships. Strata will seek to employ a local workforce wherever possible, bringing wider socio-economic benefits through increased spending in local shops, services, and facilities.

The new development is well connected, with direct transport links to Spennymoor and nearby towns including Ferryhill and Bishop Auckland. Residents will benefit from access to a wide range of local services and facilities, including supermarkets, schools, and leisure facilities. North Park Primary and Nursery School is within 800 metres of the site, and local health services are available within two kilometres.
