Bellway North London’s development of 259 new homes in Hazlemere will bring investment of more than £7 million in local infrastructure and facilities.
The housebuilder has started work on the new properties at Pennwood Grange, a 21-acre site located to the north of Amersham Road.
Councillors from Buckinghamshire Council approved the plans in October last year, subject to a planning agreement, which has now been signed. As part of this, Bellway North London is to invest more than £1.65 million in education services, £244,482 towards primary healthcare services and £28,000 towards bus-stop improvements.
The housebuilder plans to deliver a 10 per cent biodiversity net gain through the provision of on-site habitats and a £1.4 million contribution towards long-term conservation projects in the area.
In addition, Bellway will pay £3.9 million in Community Infrastructure Levy, which will be used for wider infrastructure such as schools and roads, with some allocated to the parish council.
Pennwood Grange will feature tree-lined streets, nearly seven acres of open space, a children’s playground, a multi-use games area (MUGA) and a network of footpaths and cycleways. Improvements will also be made to local roads and paths to enhance connectivity, reduce reliance on cars and encourage walking, cycling and bus travel.

“The planning agreement will bring investment in local schools, improvements to roads and paths, and enhancement to wildlife habitats, with totalling more than £7 million to help improve local facilities and services.
“There is also a substantial proportion of affordable housing being delivered here which will allow local people, who might not be able to afford to buy a property, to secure a new home in the area.”
Pennwood Grange will comprise a mix of one and two-bedroom apartments and two, three, four and five-bedroom houses. Work is underway on site and the first homes are due to be released for sale in the spring of 2025.
