Sapphire has been instrumental in the transformation of Brent Cross Town Plot 12, providing elegant, cantilevered balconies for 108 replacement homes at Whychcote Point, Clare Point, and Norden Point. These balconies offer residents valuable outdoor spaces that enhance their living experience while complementing the modern design of the redevelopment.
A key challenge in the project was ensuring a robust water management strategy. Working closely with architects, contractors, and the client, Sapphire developed an innovative rainwater management plan that eliminated the need for rear water pipes on the balcony elevations. The solution integrated drainage channels into the landscaping below the balconies, offering a more sustainable and visually pleasing approach to water management.
In addition to the technical challenges, the design of the project called for visual flair to match the ambitious aesthetic aspirations of Brent Cross Town. To meet these expectations, Sapphire introduced bespoke laser-cut aluminium panels on some of the building’s elevations, adding a unique touch that enhances the overall aesthetic appeal of the development.
Sapphire also collaborated to rationalise and standardise the original design plans, integrating more cantilevered Cassette® balconies throughout the project. This adjustment allowed for greater cost-effectiveness while still delivering a high-quality and functional product to the end user.
Brent Cross Town is a major part of the larger Brent Cross Cricklewood regeneration programme, a joint venture between Related Argent and Barnet Council. The new neighbourhood is set to provide a balanced mix of residential, retail, and commercial spaces, along with improved schools and green areas, creating a vibrant urban hub for North London.
