The latest phase of homes in a landmark regeneration project on the site of the former Northfleet Cement Works is beginning to take shape.
Bellway London started construction work on phase two of its Harbour Village development in April and is preparing to release the first properties there onto the market at a launch event on Saturday 21 September.
Bellway London’s sales team will be on hand from 11am to 5pm to provide guidance to potential buyers at the event, when two, three and four-bedroom properties will be released for sale. A pizza van will also be there to bake and serve complimentary fresh pizza to visitors to celebrate the launch.
Located in the central part of the Harbour Village site, on land east of College Road, this phase of the development will comprise 130 new homes featuring a mix of two, three and four-bedroom houses. The first homes are due to be completed in May 2025.
Phase two will feature 90 private homes and 40 affordable properties for local people through rent or shared ownership and a formal open space called Kiln Pocket Park.
Work is continuing on the first phase of 121 homes, which is located to the south of phase two, on land north of Hive Lane. Bellway has built 55 of the 83 private homes and handed 48 of these over to their new owners. All 38 of the affordable homes have been completed and handed over to housing association, Moat Housing.
Emma Denton, Sales Director at Bellway London, said:
“With the first rows of bricks laid on several plots, we’re already seeing the homes in phase two at Harbour Village starting to take shape. Meanwhile, construction work is moving apace in the first phase where we have also opened The Village Green, a fantastic public open space which is being used for community gatherings by residents who have made their home at the development.
“The construction programme here is being led by senior site manager Vixit Ray, whose commitment to producing homes of the highest standard has seen him claim a Quality Award in this year’s National House Building Council Pride in the Job competition.”
Harbour Village is part of the wider Ebbsfleet Garden City project, which is expected to create around 15,000 homes along with restaurants, bars, shops, commercial and office space, schools, and a community centre.
Bellway London is planning to build a total of 567 homes across three phases at Harbour Village. The development is also set to include retail, commercial and employment space, a riverside promenade and a six-acre public space called Bevan’s Park.
Emma said:
“The homes at Harbour Village represent excellent value for money and this has enabled people to move out of the rental market and onto the property ladder. Many buyers at the development who had been renting in various parts of London are now paying less in monthly mortgage payments than they had been paying in rent. The high-speed rail links to central London have also proved a major draw for buyers moving to the area.
“One buyer, a father with a young daughter, has purchased a semi-detached three-bedroom home with a parking space and a lovely garden for the price he would have had to pay for a one-bedroom flat in Ealing, where they lived. He was one of the first people to move in here and he and his daughter love being part of a growing community which has already seen them attend garden parties and communal picnics on The Village Green.”
There is currently a selection of three and four-bedroom homes available to reserve in the first phase at Harbour Village, with prices starting from £446,250.
